I‘m a State of Texas licensed Professional Home Inspector following the Standards of Practice set forth by the Texas Real Estate Commission.

A real estate inspection is a limited visual survey and basic performance evaluation of the systems and components of a building using normal controls that provides information regarding the general condition of a property at the time of inspection. It is not intended to be a comprehensive investigation or exploratory probe to determine the cause or effect of deficiencies noted by the inspector. A home inspection is just one type of inspection you should consider during a real estate transaction. Hiring additional professional contractors for additional information is recommend so that you can obtain as much information, bids, and inspection reports from as many sources as possible.

The home inspector’s job is to educate the client by reporting the general condition of the property on the day of the inspection. The inspector is “NOT” there to determine who should repair anything, determine when something should be repaired, determine why something doesn’t work, or determine how something should be repaired.

Here are some important key words that can be tied directly back to the TREC Standards of Practice, the governing rules for Professional Inspectors in Texas.

Single Family Inspections

This is the standard home inspection that uses the required Texas Real Estate Commission (TREC) form REI-7A. This is a top to bottom, inside and outside inspection that includes the structure, roof, plumbing and electrical systems, and the heating and air conditioning (HVAC) system. Other items include the doors, windows, walls, ceilings, fixtures, appliances, and attic/crawl space. This inspection will give you a very detailed account of the current condition of the property and its systems.

New Construction Inspections

Even though all new homes go through a series of inspections by local authorities and some builders even hire 3rd party inspections, a new home inspection will give you an independent, unbiased inspection of the property. This inspection follows the same rigorous standards of the Standard Property Inspection.

Thermal Imaging Inspection

Infrared imaging can allow unseen problems to be found, which might lead to major problems down the road. 

Home inspectors have trained eyes to see problems and areas for potential problems, however, they can’t see everything. While the naked eye can see where a problem may be, an infrared camera can see exactly where the problems are and can be a big advantage for new home buyers. 

What Can Infrared Show You?

Infrared can reveal a lot of hidden issues in a home - including moisture, heat & energy, pest infestations, foundation cracks, ventilation problems, missing insulation, and structural concerns. 

Infrared imaging can tell the buyer a lot about a house and makes damage that may not have been noticed otherwise easy to find.

Home Maintenance Inspections

Have you been in your house for years? Most homeowners only get their property inspected when they buy or sell. The Home Maintenance Inspection and report will help to identify items that need repair, replacement, or maintenance. 

More and more homeowners are staying put in their properties, allow us to help you identify items that need repair and maintenance to increase the lifespan of the systems in your home. Inspections cover all the major systems of your house; structure, roof, plumbing, electrical, HVAC, appliances, etc. Inside/outside, top to bottom just like I perform for a real estate transaction.  

Repair Inspections

After having performed either the Standard or New Home Inspection, this is service is offered to inspect items that were negotiated upon after the first inspection. Only the items asked to inspect will be re-inspected for repair and reported as repaired in a professional work-man like manner, not performed well, or not performed at all. Protect yourself and ensure that the repairs you have negotiated for have been performed and performed well.

PLEASE NOTE: As part of a home inspection I DO NOT inspect the following items: Temperature Pressure Relief Valves (TPRV) on water heaters, smoke and carbon monoxide detectors, clay or concrete tile roofs, pools/spa/septic or well systems, washing machine and refrigerator water control valves. Condo inspections encompass only the interior of the unit. Please let me know if you have any questions regarding this disclosure prior to booking an inspection.
