Phillips Property Inspections was established in 2008 after 4 years of mentoring with other inspectors. My philosophy is to treat every inspection with care and fairness. Items that are reported to clients are not my opinions but statements based on factual findings about the current condition of the property. I use the Standards of Practice set forth by the Texas Real Estate Commission as a minimum set of rules for inspections and go beyond the minimum requirements with additional inspection services including Thermal Imaging Inspection and Wood Destroying Insect (WDI) Inspection. Standard Residential Home Inspection

This is the standard home inspection that uses the required Texas Real Estate Commission (TREC) form REI-7A. This is a top-to-bottom, inside and outside inspection that includes:

  • the structure

  • roof

  • plumbing

  • electrical systems

  • the heating and air conditioning (HVAC) system. 

Other items include the doors, windows, walls, ceilings, fixtures, appliances, and attic/crawl space. This inspection will give you a very detailed account of the current condition of the property and its systems. This type of inspection applies to New Construction, Existing Homes, Condos, Town homes, etc. Condo inspections encompass only the interior of the unit and its direct systems.

Thermal Imaging Inspection

Infrared imaging can allow unseen problems to be found, which might lead to major problems down the road. While home inspectors have trained eyes to see problems and areas for potential problems in visible areas, they can’t see everything. An infrared camera can go deeper to see exactly where the problems are and can be a big advantage for new home buyers. 

What can infrared show you? 
Infrared can reveal hidden issues in a home including:

  • moisture

  • heat & energy loss

  • pest infestations

  • foundation cracks

  • ventilation problems

  • missing insulation

  • structural concerns

Infrared imaging can tell the buyer a lot about potential damage that may not be visible to the naked eye. It's also a good idea for owners to have an infrared scan of the home before selling so that they can find and fix any serious problems.

Wood Destroying Insect (WDI) Inspection

Termites and other wood destroying insects can cause severe damage to a property if undetected and not treated. This report uses the Structural Pest Control Board (SPCB) standard form and will provide valuable information regarding any current or previous termite activity. It's used to determine what conducive conditions exist that will enhance the ability for termites and other wood destroying insects to cause damage to your house. Finding termites is not uncommon and as a homeowner there are many ways you can greatly reduce the chance that termites will take up residence at your home.
